Billings grew to the north and south of the Northern Pacific rail lines. The North Park Neighborhood was established north of the tracks and was an important center for social activities: fairs were held in North Park in the early 1900’s as well as other events at Cobb Field. The residential area expanded when the Burnsteads subdivided the land north of the park. Today, North Park offers various housing options that are able to serve a wide range of households from students at the nearby colleges to larger families with children.

The maps and figures below are based on properties that are classified as a single-family residence (SFR), townhouse, condominium, or mobile home by the Montana Department of Revenue in the Yellowstone City/County Property Data.

In the dataset, properties that are not classified as one of the above do not have information on Year Built, Housing Physical Condition, Square Footage of Livable Area, Structural Characteristics, Bedroom Count, and Architectural Style. Therefore some properties are not included in the maps and figures below.

Examples of "Good Intentions but Poor Results"
Picture
This corner duplex has a great porch area toward the alleyway. Yet, the facades facing the adjoining streets are mostly blank. Furthermore, the garages protrude far ahead of the entryways.
Picture
The Prairie Tower Apartments provide one and two-bedroom units for low-income seniors and individuals for disabilities. This housing serves a very important function in our community and should exist. However, the seven-story building does tower over the low-rise residential buildings nearby and may be too large in scale. A multi-unit development such as this would fit better into the neighborhood as a series of three or four-story high buildings.
Examples of "Good Intentions and Better Results"
Picture
This two-story triplex retains the house-like form of other single-family residences and is built on 7,000 sf lot, which is a common lot size found in the North Park Neighborhood. Duplexes and triplexes can be easily integrated into a single-family residence area without disrupting the character of the neighborhood.
Picture
The corner lot duplex is not only in scale with the neighboring houses, but also ensures that both facades facing the street are elaborated. One common mistake with structures on corner lots is leaving one side of the house completely disengaged from the street.
Picture
Similar to the example on the left, this triplex fits well among single-family residences.
